A terrace of five townhouses can be built in Port Erin, government planners have ruled.
Heritage Homes Limited’s application was approved (13/00725/B) for the terrace on land to the rear of Princess Towers and the Royal Hotel, in Maine Road.
Conditions attached with the approval include that the roadway and pavement in front of the site must be reconstructed before any of the properties are occupied.
In addition, the approved details of the landscaping must be carried out in the first planting and seeding seasons following the completion of the development or occupation of the properties, whichever is the sooner.
In the approval notice it states: ‘The applicant is encouraged to ensure that construction traffic associated with this project does not access the site via Maine Road due to the unmade nature of this road, the residential character and its use by pedestrians and children.’
It continues: ‘The applicant is also encouraged to widen the garages within the footprint of the properties as shown such that each garage is 3m wide.’
Braddan-based developer Heritage Homes, which is the building arm of Dandara, was also encouraged to make the road in front of the site up to adoptable standard and to liaise with other owners of the highway so Maine Road ‘may be adopted at some point in the future’.
The townhouses will face on to Maine Road, and each have an integral garage and parking in front for at least one further car.
In the application it states the positioning and scale of the terrace ‘is not dissimilar’ to a bid approved in 2007. But changes include that each house is set back slightly from its easterly neighbour ‘to break up the ridge line, provide visual interest and improve amenity for residents when the proposed balconies are in use’.
