A public meeting took place on Tuesday evening to discuss plans for a development of homes and shops in Crosby.
JM Project Management Ltd, based in Glen Vine, is seeking approval in principle to build 29 houses and retail units on a site that is part of Ballaglonney Farm.
The application (15/00775/A) specifically addresses siting and means of access, as the area, which is currently fields bordering the bowling green on Old Church Road, has been zoned for housing for more than 30 years.
Around 50 people attended the meeting at Crosby Chapel Hall, and Marown Parish Commissioners’ chairman Alison Lynch said: ‘It was a really good meeting.
‘Mark Pearce, from MP Associates, the architects, came to our last board meeting and we asked them to call the meeting about the proposal.
‘It was a very emotional and passionate meeting.
‘We don’t have any objection to the plan in principle but we do have grave concerns regarding access to the planned estate, traffic management, a proposed emergency access lane on to the heritage trail and also infrastructure and the school’s ability to cope.
‘We are also concerned about the sewage system as the plan says surface water isn’t going to be able to go into the main sewage system, though Mark did say Manx Utilities were looking at this.
‘It seemed like everybody had the same concerns.’
Objections to the plan must be submitted by August 7.
Mr Pearce was unavailable for comment when contacted by Isle of Man Newspapers.
